Terms & Conditions
The terms that apply when you use Key to Thailand and purchase the Thailand Move Pass.
Last updated: 27 October 2026
1. Your agreement with us
Key to Thailand is the seller and operator of this website. By accessing or continuing to use our service, you agree to these Terms & Conditions and are contracting with Key to Thailand for the service. If you do not agree, stop using the service. You must be of legal age to enter a binding agreement or have appropriate permission; if acting for an organisation, you must have authority to bind it.
2. Our service
We provide Bangkok property browsing, neighbourhood information and relocation guidance, plus optional digital planning tools. Property browsing, enquiries, essential guides and Living Here information remain free. Free accounts can save homes and use the basic moving checklist.
Listings marked as demonstrations are examples, not homes available to rent or buy. Availability, prices, travel times and relocation requirements can change. Confirm property details with the relevant representative and make independent legal, tax, visa and financial checks before committing. Our content and planner estimates are general information, not regulated professional advice or a guarantee of a successful move.
The Move Pass does not include a property purchase, rental contract, visa application or guaranteed personal advisory service. Any agreement with a landlord, agent or other third party is separate.
3. Accounts and acceptable use
Provide accurate information, protect your account credentials and notify us through the contact form in our Privacy Notice if you suspect unauthorised access. You are responsible for activity you authorise through your account.
- Do not use the service unlawfully or for fraud, spam, harassment or misleading enquiries.
- Do not infringe intellectual property, privacy or other rights. Only submit content you have the right to share.
- Do not upload malware, probe security, interfere with the service, scrape it without permission or attempt to bypass access restrictions.
- Do not resell paid resources, share paid access, reverse engineer protected software or circumvent technical limits.
4. Intellectual property and your content
Key to Thailand retains ownership of the service and its intellectual property, including our software, documentation, original guides, planning resources and branding. Third-party content remains owned by its respective rights holders. We grant you a limited, non-exclusive, non-transferable right to use the service and your purchased digital resources for your own personal relocation planning.
You retain rights to your submitted content and grant us permission to store and process it only as needed to provide and support the service. Report rights-holder concerns through our contact form. We may remove infringing content and suspend accounts for repeated or serious infringement.
5. Move Pass price, payments and access
The Thailand Move Pass is US$99 as a one-off payment, with ongoing digital planner access, no scheduled expiry and no automatic renewal. It includes a move-budget planner, detailed arrival checklist and downloadable preparation pack. Any applicable taxes and the final amount are shown at checkout before you pay.
Our order process is conducted by our online reseller Paddle.com. Paddle.com is the Merchant of Record for all our orders. Paddle provides all customer service inquiries and handles returns.
Payment processing, billing, tax, cancellation and refund mechanics are governed by Paddle’s Buyer Terms and Paddle’s Refund Policy. Our refund information page explains how to request assistance. The Move Pass is not a recurring subscription, so there is no renewal to cancel.
Paid access unlocks only after confirmed payment. A confirmed full refund, chargeback or reversal revokes Move Pass access; partial or pending refunds do not automatically remove it. Your free property browsing and enquiry access are unaffected.
6. Availability and responsibility
We take reasonable care in providing the service, but do not guarantee uninterrupted or error-free performance, complete accuracy of third-party listings, or particular relocation outcomes. Maintain your own copies of important plans and documents. Nothing in these terms excludes statutory consumer rights or liability that cannot lawfully be excluded.
7. Suspension and termination
We may restrict, suspend or terminate access for material breach of these terms, non-payment, security or fraud risk, or repeated or serious policy violations. Where reasonably possible, we will explain the reason and allow you to address it; urgent security or legal concerns may require immediate action. Ongoing paid access remains subject to these terms and continued operation of the service. If we permanently discontinue a paid service, we will notify affected customers and honour applicable consumer remedies.
You may stop using the service at any time and request account deletion through our contact form. Deletion does not remove records we must retain by law; see the Privacy Notice. Keep copies of your own planning materials before asking us to close your account.
8. Changes and questions
We may update these terms to reflect changes in the service or applicable requirements. We will publish the revised date and notify affected account holders of material changes where required. Changes do not remove existing statutory rights or retrospectively reduce an agreed refund entitlement. For questions about the service, use the Key to Thailand contact form; for payment and refund assistance, visit paddle.net.
