What foreigners should know about renting

Furnished or unfurnished
Most condos in Thailand are rented fully furnished. Unfurnished homes are more common for houses and longer leases. Check the inventory list before you sign.
Security deposits
Landlords usually ask for a deposit plus the first month's rent up front. Confirm the amount, the refund conditions and the timeline in writing.
Lease terms
Twelve-month leases are typical. Shorter terms are often possible at a higher monthly rate. Read the early-termination clause carefully.
Utilities
Electricity and water are usually billed separately. Ask whether you'll pay the state rate or a higher building rate, as this affects air-conditioning costs.
Transport access
Being near a rail station can matter more than floor area in Bangkok. Elsewhere, budget for a car, scooter or ride-hailing.
Other costs
Ask about internet setup, parking, cleaning fees on move-out and whether common-area fees are included.
